Who We Serve

Who We Serve

Different people, different problems, the same discipline underneath: evidence before commitment. Here’s what that means for the three groups we actually work with.

Commercial agents

Buyer questions about power, planning, and infrastructure viability stall a listing conversation, or get answered with "I’ll find out", a delay that can cost the deal momentum.

Start by sending the public listing link. We check whether it fits Lumeyrie and whether the minimum evidence can be resolved. That fit check is free, but it is not a site score or conclusion.

If site-specific analysis would help, we agree the scope and price before work begins. During the current pilot, a focused diagnostic is £300 plus VAT and is credited in full against a £1,750 plus VAT Candidate Report commissioned within 30 days.

The commitment worth stating plainly: partner, not disintermediator. If we introduce an investor off the back of your listing, that introduction comes through you, not around you. This isn’t a courtesy line, it’s how we’ve built the way we handle every agent relationship, and it’s the reason agents have a real incentive to work with us rather than around us.

There’s a secondary benefit worth naming too: a stronger, evidence-backed answer makes you look more prepared in front of the person paying your commission. The value is not another attachment, it is what a defensible answer does for you in the room.

Some of what a buyer’s solicitor will eventually ask through a CPSE enquiry — environmental designations, access rights, ownership structure — is exactly what Lumeyrie’s evidence starts to answer before you’ve even had the conversation with your client.

Investors & developers

Manual diligence per site takes weeks and is expert-dependent, which means a pipeline gets prioritised by whichever site someone had time to look at, not by the actual evidence. A wrong commitment can burn far more than the screening would have cost.

We provide a same-day, evidence-backed screen with an auditable confidence breakdown per domain, replacing weeks of manual work per site.

A site scored 75 out of 100, on a normal scorecard that reads as a strong candidate. But the hard-stop layer flagged the power position as genuinely unbuildable, not just risky, and caught it before anyone wasted time or money pursuing it.

Speed is only half the value here, and it may not even be the bigger half. If you’re answering to an investment committee, a co-investor, or your own future self, a fast answer on its own isn’t enough. What you want is a dated, evidence-cited answer you can point back to if the decision is ever questioned. That’s not "something that helps you decide faster", it’s a paper trail you can defend.

If the question is how this differs from your own diligence process: it isn’t a replacement for it, and it isn’t privileged data either. Most of what feeds a score — DNO capacity registers, planning records, flood risk maps, land registry filings — is technically public. What a same-day screen replaces isn’t the diligence itself, it’s the time your team would otherwise spend finding the right source among nine-plus scattered ones, reconciling the ones that disagree, and working out what a strong power position combined with a flood designation actually means together, before anyone’s committed hours to a site that was never buildable.

Before your own engineers or planning consultants are engaged, this surfaces the same category of constraint they’d eventually flag — earlier, and at no cost to find out.

Landowners

Deciding what your site could plausibly support, data centre use or something else, usually means paying for advisor time before you even know whether it’s a realistic candidate at all.

We can put together a quick evidence map of what the site could plausibly support, before you spend on advisors.

This is newer ground for us than our work with agents and investors, and we’d rather say that plainly than oversell it. We don’t yet have the same track record of landowner conversations behind it. Treat this as an early, exploratory look rather than a proven service, we’re learning what’s genuinely useful here as much as you are.

Some of this information is public, but knowing where to look, and what it actually means for your land, usually isn’t.

Have a listing you’re not sure is worth deeper work? Send the public link for a free fit check. We agree the scope and price before any site-specific analysis begins.
